RAY DRIVER
Principal
Ray Driver III is a leader in the commercial mortgage banking business. With a career spanning over 35 years, Ray Driver has worked with a majority of all the life insurance company lenders in the country in addition to personally knowing many of the individuals within those companies. Ray has worked with many correspondent lenders across the country in development of their loan origination platforms. Ray is committed to his firm's tradition of "Growth Through Relationships" by constantly working with lenders and borrowers in relationship

Ray is a native Houstonian and in 1975 became an active owner in what is now known as Q10|Kinghorn, Driver, Hough & Co. During his career Ray has been an active participant with the Mortgage Bankers Association and the Texas Mortgage Bankers Association. Ray has served on the Houston Chapter of NAIOP as a board member and chapter president in 2004. Ray is involved with the Urban Land Institute and the International Council of Shopping Centers. In addition, Ray has provided his leadership to many community and civic organizations.

GARY HOUGH
Principal
Gary Hough is a principal with Q10|Kinghorn, Driver, Hough & Co. where his responsibilities include debt and equity origination, correspondent lender relations and oversight of mortgage loan servicing operations.

He began his career in Commercial Real Estate more than 30 years ago as an investment sales broker and later was responsible for project financing as a member of a development team. After Tax Reform of 1986 Mr. Hough liquidated distressed assets for institutional investors where he learned “first hand” the cyclical nature of commercial real estate. During the recovery, Mr. Hough joined Kinghorn, Driver, Hough & Co. as a Principal and helped take the company from a $75 million servicing portfolio to over $1.6 billion and currently, as a founding member of Q10 Capital, has achieved a servicing portfolio of over $15 billion.

Mr. Hough received an undergraduate BA Degree from the University of St. Thomas. He is a member of the Mortgage Bankers Association, Urban Land Institute and serves as President of RERA. Mr. Hough is a frequent panelist, speaker and moderator related to mortgage banking and commercial real estate topics. Additionally he is a Visiting Executive Professor of Real Estate Finance at TX A&M University, Mays Business School.

MATT FRANKE
Vice President
Matt is a vital member of the Q10 | Kinghorn, Driver, Hough & Co. production team. His previous experience with one of Q10 | Kinghorn, Driver, Hough & Co.’s correspondent lenders, Business Men’s Assurance Company, gives him a first hand knowledge of lender operations. Matt’s real estate expertise and financial analysis skills are his greatest strengths and he leads the team of analysts.

He received his bachelor’s degree in Economics from the University of Missouri-Kansas City.

BUDDY HOPSON
Vice President
Harry D. “Buddy” Hopson, Jr. joined Q10|Kinghorn, Driver, Hough & Co. in 2000. He formerly served as Director/Senior Vice President of WMF Robert C. Wilson Company. He was also in charge of overseeing the nationwide, commercial mortgage banking operations of the WMF Group, who acquired the Robert C. Wilson Company in 1997. Buddy was Co-Owner, President and Director of The Robert C. Wilson Company which was started in 1955, and operated as a mortgage banker in Texas, Arizona and Colorado, until it was acquired by The WMF Group.

Buddy has served on the advisory board of Texas State Title Company, was a member of the correspondent advisory board of State Farm Life Insurance Company and is a member of the Urban Land Institute. Buddy has worked in the commercial mortgage banking industry for 39 years. He is a native Houstonian and a graduate of the University of
Texas.

LARRY E. PETERS, JR.
Vice President
Larry Peters, Jr. is a Vice President in the Houston office for Q10|Kinghorn, Driver, Hough & Co. He brings 29 years of experience in commercial real estate including loan originations, investment sales, loan sales, loan servicing and joint venture/equity transactions. Throughout his career Mr. Peters has national experience in underwriting and originating debt for various income producing properties including multi - family, industrial, office, retail, medical office, hospitality, self storage and manufactured housing.

Prior to his mortgage banking career he was a Senior Vice President with a large regional appraisal/consulting firm and was responsible for production as well as the review of junior appraisers in the commercial appraisal division.

Mr. Peters began his career at a national income brokerage company where his focus was the sale of income producing real estate to high net worth individuals and institutional clients. His primary focus was on multi tenant industrial, retail and office properties.

Mr. Peters received a B.B.A. in finance from the University of Texas in Austin and has continued his education through the Appraisal Institute as well as the American Institute of Real Estate.

DON SMITH
Vice President
Don Smith joined Q10|Kinghorn, Driver, Hough & Co. in January 2001. He brings a diverse background of real estate finance, management and sales spanning 29 years. Beginning his career in the commercial banking industry, Don experienced the full real estate cycle, which Texas and the southwest experienced in the 1980’s. Valuable experience was gained through construction, mini-perm and land development lending, asset management, and asset value enhancement/liquidation strategies.

Joining GE Capital Real Estate in 1991, he gained first hand knowledge of the Commercial Mortgage Backed Security (CMBS) market through the acquisition, management, and origination of CMBS loans. Don is a native Texan and a graduate of Texas A&M University with a BBA in Finance.

ALAN WARREN
Vice President
In 1995, Alan Warren joined Q10|Kinghorn, Driver, Hough & Co. and opened the San Antonio office for the firm. During his career Alan has completed financings in markets across the United States. A key to Alan's success is his ability to identify borrower financing requests that match correspondent lender programs. Alan has worked with the largest owners of commercial real estate in the country in developing relationships with correspondent lenders. In addition, Alan is responsible for the sourcing of commercial real estate loans in San Antonio as well as other areas of Texas for over 20 correspondent lenders.

Alan's thoughts about financing are as follows: "If a borrower is financing commercial real estate they should always contact us to see if their request is a fit for one of our lenders. If there is a fit, there is a good chance the borrower will have found their lender!"

Alan is a graduate of Baylor University with a BBA in Finance. Currently, Alan serves as the Chairman of the Producer Committee for Q10 Capital.

RAY MARSHALL
Vice President
Ray Marshall started in the mortgage banking business in 1964 with Mortgage & Trust, Inc. Ray was a Director and Executive Vice President until the company was sold to Mellon Bank in 1984. In 1988, he formed Marshall/McElroy & Associates, Inc., a commercial mortgage banking firm, which merged with Q10 | Kinghorn, Driver, Hough & Co. in January 2000.

He has been a member of the Mortgage Bankers Association for over 30 years, served as president of the Houston Mortgage Bankers Association and is active in many trade related organizations. He has a BBA from the University of Houston.

TRAVIS FITE
Vice President
Travis Fite joined Q10|Kinghorn, Driver, Hough & Co. in 2011 after originating commercial mortgages for Marcus & Millichap Capital Corp. (MMCC). Currently in his eighth year as a mortgage banker, Travis has closed $55 million worth of financing on properties ranging from single-tenant retail properties and regional shopping centers to flagged hotels and self-storage facilities. During his four years with MMCC, Travis worked closely with investment sales agents to provide financing for buyers of the agents’ listings. He has closed loans with a variety of local and national banks, credit unions, conduits, and life company lenders. Single tenant credits he has successfully financed include My Mechanic, CVS, Carino’s, O’Reilly, Ryan’s, Advance Auto, Verizon, AT&T, Walgreens, and more.

Travis is a sixth-generation Houstonian, and has an exceptional knowledge of local markets and nationwide financial products for commercial real estate acquisitions and refinance transactions. Mr. Fite attended the Kinkaid School in Houston through twelfth grade and is a graduate of Principia College, in Elsah, Illinois where he earned his B.A. in Business Administration and Spanish. Over his career he has been involved with the Mortgage Bankers Association, International Council of Shopping Centers, and holds a Real Estate Salesperson’s License in the State of Texas.

BEN JOHNSON
Sr. Analyst
Ben joined the company in 2007 and serves in all capacities of the production group. Ben’s involvements range from creating detailed financial proforma models, obtaining loan quotes and commitments, and providing transaction management in the closing process.

Ben is a native Houstonian and obtained a BS in Finance and a Masters in Land Economics & Real Estate from Mays Business School at Texas A&M University.

DIANNA DWELLE
Analyst
Dianna Dwelle joined the San Antonio office of Q10|Kinghorn, Driver, Hough & Co. in 2005. Currently, Dianna is responsible for market research, lease reviews, rent roll analysis, property tax analysis, as well as lender property inspections in the San Antonio and Austin areas. In addition, Dianna assists with loan closings and CoStar research.

Prior to joining Q10|Kinghorn, Driver, Hough & Co., Dianna worked with a commercial real estate development company for five years and in the banking industry for 10 years while earning a General Banking Degree.

ROB RAMSEY
Analyst
Rob joined KDH in October of 2007. He spent his first three years with the company as a Servicing Portfolio Manager, before moving over to the production side in February of 2011. Currently, his responsibilities include preparation of detailed loan analysis (underwriting) of various income producing real estate properties. In addition, Rob is also responsible for coordinating our annual inspection and loan review process, as well as assisting in loan closings.

Rob graduated from Texas A&M University (College Station, TX) in December of 2002 with a BBA in Finance, and currently holds an active Texas Real Estate Salesperson license.

OMAR LOPEZ
Associate Mortgage Banker
Omar has over six years of experience in commercial real estate finance. He is primarily responsible for originating debt finance transactions. During the course of his career, Omar has been involved in over $2.5 billion in commercial real estate transactions. Omar joined Q10|Kinghorn, Driver, Hough & Co. in 2011. Previously, he collaborated in the Affordable Multifamily Construction Lending team at J.P. Morgan & Chase. He began his real estate career in Houston, as a member of the Commercial Mortgage team of AIG Investments.

Omar graduated from Texas A&M University with a master’s degree in Land Economics and Real Estate. His undergraduate diploma in Business Administration is from the University of Houston-Downtown.

CHARLEEN GOWAN
Servicing Manager
Charleen Gowan manages the loan servicing and loan closing departments. She oversees the reporting, administration and accounting operations of a portfolio of approximately 500 loans totaling $1.6 billion for 21 life company lenders. Prior to joining the company in 2005, Charleen began her career with PricewaterhouseCoopers. Charleen has more than 13 years of commercial real estate finance experience in areas of valuation, acquisition/disposition due diligence, financial analysis and loan underwriting.

Charleen has a Master’s degree in Land Economics and Real Estate and a BBA in Finance, both from Texas A&M University.

MONICA PEASE
Portfolio Manager
Monica Pease manages a portfolio of over 250 real estate loans including property types such as retail, multi-family, industrial and office. She is responsible for the daily operations on her portfolio involving sales, assumptions, releases, payoffs, property taxes, risk management and insurance. Monica is the liaison between both borrowers and lenders.

Monica joined the company in 2007 and has over 11 years experience in commercial real estate including strong due diligence with financing activities, acquisitions and sales. Monica graduated in 1980 with Associates of Arts Degree from Brainerd Community College and holds an active Texas Real Estate Salesperson License since 2006.

RENEE ZGARBA
Portfolio Manager
Renee joined the company in March of 2011. She currently manages a portfolio of 206 loans with a total balance of $378,821,385 for 16 Lenders. Renee brings 18 years of commercial loan servicing experience with her and has managed CMBS, Agency and Life Company loans with other mortgage banking firms in the Houston area.

HEIDE HAREN
Marketing/Office Manager
Heide is one of our newest members, joining the company in March 2011. She is responsible for the development and implementation of the marketing plans and projects. In addition to her marketing deliverables, Heide also serves as the Office Manager.

Heide recently enrolled in the Spencer School of Real Estate and aspires to be a licensed salesperson in the near future. In addition to taking the Real Estate curriculum she is currently attending Houston Community College in the University of Houston transfer program where she plans to obtain her undergraduate in Marketing.
